Why local knowledge is essential to a successful environmental due diligence!

A group making fun of the guy who uses an out of state environmental consulting firm for his Phase I ESA.
Just like salsa from the Old El Paso commercial, the consultant you choose for your Florida project shouldn't be from New York City!

Local Expertise Outweighs Out-of-State Guesswork Every Single Time

Florida geology and hydrogeology is different. We have porous limestone, extremely shallow water tables, and coastal aquifers that don't have the same drainage patterns you see up north. An environmental consultant who is not familiar with these conditions can easily misinterpret the data by not properly understanding the contamination pathways and groundwater flow directions.

Regulatory requirements can vary by state, water management district, county, and even municipality. Contamination databases, county records, and permitting requirements may vary differently depending on location. Local consultants know where to look to find information quickly and how to properly interpret that information in context to your project.

Climate and vegetation are dramatically different than anywhere else. The subtropical weather and fast-growing plant life can obscure potential environmental problems on a property withing mere months of abandonment. A local consulting familiar with Florida's unique fauna is better able to recognize minute telltale signs of past uses.

Community and agency relationships have been cultivated over time. Florida-based firms often have direct lines to local regulators and property owners, speeding up due diligence and resolving questions before they cause delays.

Responsiveness and accountability is key to a good Phase I ESA experience and a positive outcome. When your environmental consultant is close, the site visit can be done more rapidly, communication is clearer, and the accountability is stronger.
